The price of renting student accommodation continue to rise.

The new academic year that is just around the corner is causing extra stress for households and parents who are being asked to find accommodation for their children.

Rental prices for student houses in Athens remain higher than in the rest of Greece, with the highest asking price being found in the areas of Kolonaki – Lycabettus, Mets, Koukaki, Daphne, Goudi and Ilision.

In recent years, the search for quality property has been a difficult process following the rapid increase in asking rental prices, the growing dynamics of the short-term rental sector due to tourism and the lack of a comprehensive housing policy plan, according to industry professionals.

The map of student housing has changed over the past seven years. Areas that were once labelled ‘student’ are now the bastion of the short-term rental sector. A typical example is Koukaki, Neos Kosmos, but also many areas of the Historical Center of both Athens and Thessaloniki.

Themistoklis Bakas, President of the Panhellenic E-Real Estates Network, analyses the “map” of student housing. As -among other things- he says, 9 out of 10 properties available for rent in the center, western and southern suburbs have a asking rent of more than 400 euros, while the same picture is presented in houses in Piraeus.

“Glued” to their parents’ house

A Eurostat survey conducted last year confirms the inability of young people in Greece and Cyprus to secure their own accommodation, mainly due to expensive rents. According to the survey data, 51% of young people aged 25-29 years old live in their parents’ home. In Greece the situation is worse with 69%. Croatians are in the lead with 79%, while the lowest percentage is found in Finland and Denmark with 5%.
