The ADEA platform will remain open until Friday 31 January for declarations of changes in property status in the E9.
The AADE has activated the platform for filing 2026 E9 returns, which is for changes in the property status of taxpayers made from January 1, 2025 onwards.
Tax 2026: Changes before the new account is issued
Taxpayers are required to report changes to their property that affect their 2026 ENVIA, with the deadline for filing returns being January 31, 2025.
These filings involve changes to the 2024 property picture, as well as additions, corrections and deletions to the E9, which must be entered by the end of January 2025.
In particular, those who acquired property in 2024 through purchase, parental gift or inheritance, or sold property or registered it to relatives, must submit the corresponding changes so that the ENFIA for 2025 can be calculated based on the new data of their property.
The process of submitting the declarations is done through the online portal of the Hellenic Revenue Agency.
To submit the E9 return, taxpayers should follow the following 10 steps in the “Asset Register” application of myAADE:
1. select the year for which they want to file an E9 return and from the available actions on the home page, select “Create E9 return” to make the necessary changes to the property statement.
2. Insert, change, or delete properties in tables 1 (buildings and land) and 2 (land).
3. If you are entering a new property, fill in all the necessary fields relating to the descriptive data of the property, such as square meters, type of lien, percentage of co-ownership, etc. In addition, geolocate the property by selecting the county, township, and block streets or by using the Property Value Determination map.
4. If you are modifying property, update only the descriptive information that requires a change.
5. Beginning in 2013 and later, when you file your final E9 return, you are required to include the power supply number for buildings you have full ownership or usufruct.
6. From 2014 onwards, depending on the reason for the change (purchase, sale, parental provision, etc.), you must fill in the necessary fields, such as the contract details (number and date), notary’s registration number or will details (if any).
7. During the final submission of the E9, specific properties may be requested to be changed due to missing information in their data.
8. Any action you take is temporarily saved so you can review it later.
9. When you complete the modifications, check the asset view through the preview.
10. Choose to finally file the E9 return and, if desired, carry forward the return to the next year.
Automatic E9
Taxpayers should be aware that:
In cases where the real estate transfer tax return is submitted digitally through the “myPROPERTY” application, a real estate data declaration (E9) is automatically generated in the Integrated Information System (IIS) Real Estate Inventory for the parties, with the changes in their real estate property.
In cases where parental and gift tax returns are submitted digitally via the “myPROPERTY” application, and concern contracts whereby less than or equal to 100% full ownership or fractional ownership or usufruct is transferred from a donor/parent to one or more donors/parents, a tax return is also automatically created in the Integrated Information System (O.P.S.) Property Registry, a property data declaration (E9) for the contributors with the corresponding changes in their real estate.
With these procedures, taxpayers can accurately and timely update their property picture to ensure that ENFIA is calculated correctly and avoid any fines or errors in the calculations.
