Very few people have the privilege of enjoying the view of the Acropolis from their balcony or window. A scene of unique beauty, shifting colors depending on the time of day, and, of course, falling into the category of… the most expensive views out there.
Far more numerous, of course, are the tourists who flock to hotels in the wider area almost year-round to soak in the aura of antiquity, which, according to Alexandre Dumas, represents “the aristocracy of History.” These hotels have secured top spots among foreign visitors’ preferences, advertising their proximity and view of the Sacred Rock—sometimes even sparking battles over building heights…
There is no doubt that an Acropolis view is the most sought-after in Greece—but only for those who can afford the price tag that comes with it.
It Wasn’t Always Like This
Koukaki, and especially the Makrygianni area, used to be just another urban district of Athens, both before and after the war, throughout the ‘50s and ‘60s, up until the milestone of the 2000s. The only exception was Dionysiou Areopagitou Street, which was still a normal road with heavy traffic at the time, yet always adorned with rare neoclassical mansions and residences of Athens’ upper class.
Industrialists, bankers, shipowners, and a handful of artists had long held the privilege of an unmatched view of the Acropolis, as well as proximity to the Herodion Theater—back when it hosted legendary artistic events.
Until the 1980s, some even called the area “Little Paris,” as it was filled with tavernas, bars, and artistic hangouts. But in recent years, it has transformed completely, with real estate prices skyrocketing to dizzying heights—so long as a property offers even the smallest glimpse of the iconic monument.
Leading the charge are, of course, the rare properties—entire buildings or apartments—that boast unobstructed views of Athens’ ultimate symbol.
The Majestic

Majestic – €48 Million (€22,717 per square meter)
This is arguably the most expensive property in Athens. A five-story building covering a total area of 2,113 square meters, offering a sweeping view from the Parthenon and Acropolis Museum to Lycabettus Hill, the National Garden, and even the sea.
Marketed by international agencies such as Greece Sotheby’s International Realty and Engel & Völkers Athens, the Majestic tops the charts as perhaps Athens’ priciest property, with an asking price of €48 million. Given that this is an entire five-story building covering 2,113 square meters, the price per square meter stands at €22,717.
The building once belonged to investor Giannis Tzivelis before going up for auction and ultimately being acquired by a company linked to Arab billionaire Tahnoon bin Zayed Al Nahyan. Since it was listed for sale in 2023 at €55 million, the price has dropped by €7 million, now standing at €48 million. Nonetheless, it still requires a hefty investment, with potential buyers limited to an extremely exclusive target group.
This so-called “landmark property” is ready to reward its next owner with the best possible view—so close, it feels like the Acropolis is on a plate before you. Justifiably considered one of a kind, the property’s ground floor includes two commercial spaces (146 sq.m. and 114 sq.m.) with direct access to the basement, plus a 40 sq.m. residential apartment.
On the first floor, there are four apartments ranging from 45 to 115 square meters. The second and third floors each feature two larger apartments, between 160 and 175 square meters. Several listings for properties in the wider Acropolis area, which are also aimed at deep-pocketed buyers, have been launched by the real estate agency Engel & Völkers.
One of these concerns a home in the heart of Plaka. With an area of 377 sq.m., it features 12 rooms, including four bedrooms, a sauna, four bathrooms, a large kitchen, and two living rooms, offering comfort and functionality in every corner.

In Thiseio
The same real estate agency offers another significant property in Thiseio, which certainly, among other things, offers a panoramic view of the Acropolis.
This is a listed neoclassical two-story building “in the heart of Athens, an iconic landmark of Thiseio and the historic center in general.” It has five bedrooms, two bathrooms, and a total area of 354 sq.m.
On the ground floor of the building, there is a 128 sq.m. store with a neoclassical aesthetic and soaring 6-meter-high ceilings, while at the back, there is a 60 sq.m. courtyard and a 108 sq.m. basement floor.
On the mezzanine floor, there is a 46 sq.m. apartment that, with the proper renovation, could be transformed into a bedroom and office.
