A 3.8% increase in residential rents nationwide has been recorded in 2026 compared with last year, according to data from RE/MAX Greece, confirming strong demand for housing as well as limited property supply.
The 2026 rental-market picture across 124 areas of Greece, based on rental transactions carried out through RE/MAX Greece, shows strong demand for quality properties.
Improved infrastructure and living conditions in various parts of the country—including better transportation, the creation of parking spaces, and the operation of existing and new metro stations and green spaces—are creating conditions for higher prices.
Attica is once again leading the upward trend in rents, with the average increase reaching 4.3% compared with last year. The picture is not substantially different elsewhere in Greece, where prices increased by 4%, while in Thessaloniki the increase was milder, at 3%.
Of the 124 areas included in the RE/MAX Greece survey, more than 30 have an average rent of €10 per square meter or more.
The title of “rental champion” is shared by Kolonaki, Thessaloniki’s Old Waterfront, and Santorini, where the average rent is €14 per sq. m.
It is worth noting that average rents in Kolonaki and Thessaloniki’s Old Waterfront remained unchanged compared with last year. They are followed by Vari–Varkiza and Lycabettus, at €13 per sq. m.
On the other hand, the biggest annual increases were recorded in Nea Iraklitsa, Kavala, with a 16.7% rise, Petralona with 15.6%, while Kypseli and Thermi, Thessaloniki tied for third place at 14.3%.
Attica
In Attica, the average residential rent in 2026 stands at €9.2 per sq. m., compared with €8.9 in 2025, representing an annual increase of 4.3%.
More specifically, in areas of the Municipality of Athens and neighboring districts, the average rent has risen to €9.8 per sq. m., compared with €9.3 in 2025—an annual increase of 5.4%.
The highest rents are recorded in:
Kolonaki: €14/sq. m.
Lycabettus: €13/sq. m.
Neos Kosmos: €10.6/sq. m.
Petralona: €10.4/sq. m.
Greater Hilton area: €10/sq. m.
Exarchia: €9.8/sq. m.
Koukaki: €9.7/sq. m.
Ampelokipoi and Zografou: €9.6/sq. m.
The lowest rents are found in Vyronas (€7.6/sq. m.) and Patisia (€7.5/sq. m.).
According to RE/MAX Greece’s actual transaction data, the largest rent increases in these areas were recorded in Petralona (15.6%) and Kypseli (14.3%). Above the 5.4% average were Lycabettus (8.3%), Neos Kosmos (8.2%), Vyronas and Neapoli (5.6%), and Ampelokipoi (5.5%).
Rents remained stable in Kolonaki and the wider Hilton area.
Northern Suburbs
In the Northern Suburbs, the average residential rent in 2026 is €10.3 per sq. m., compared with €10 in 2025, representing an average annual increase of 3%.
The highest prices are found in:
Palaio Psychiko and Filothei: €12/sq. m.
Papagou: €11.6/sq. m.
Kifisia and Neo Psychiko: €11/sq. m.
Marousi: €10.6/sq. m.
Vrilissia: €10.5/sq. m.
Cholargos: €10.3/sq. m.
Average rents below €10 per sq. m. are recorded in Chalandri (€9.8), Agia Paraskevi (€9.2), Galatsi and Ekali (€9), and Dionysos (€8).
Double-digit annual rent increases were recorded in Papagou (12.6%) and Cholargos (10.8%), while smaller increases occurred in Marousi (6%), Galatsi (4.7%), Agia Paraskevi (4.5%), and Kifisia (2.8%).
Rents remained stable in Vrilissia, Dionysos, Ekali, Palaio Psychiko, Neo Psychiko, Filothei, and Chalandri.
Southern Suburbs
In the Southern Suburbs, the average rent is €11.1 per sq. m., compared with €10.7 last year, representing an annual increase of 3.7%.
The highest rents per square meter are recorded in:
Vari–Varkiza: €13
Glyfada: €12.4
Voula and Elliniko: €12
Alimos: €11.5
Palaio Faliro: €10.7
Nea Smyrni: €10.5
Below €10 per sq. m. are Kallithea (€9.5) and Argyroupoli (€8.6).
The largest annual increases were recorded in Elliniko (9.1%), Vari–Varkiza (8.3%), Palaio Faliro (7%), and Nea Smyrni (6.1%).
Rents remained stable in Argyroupoli and Voula.
Western Suburbs
Across Attica, the Western Suburbs recorded the highest average rental increase. Average rent rose to €7.4 per sq. m. in 2026 from €7 last year, an annual increase of 5.7%.

Iraklio: €9/sq. m.
Nea Ionia: €8
Aigaleo: €7.3
Peristeri: €7.2
Chaidari: €6.9
Agia Varvara: €5.8
The largest increases were recorded in Peristeri (9.1%), Aigaleo (9%), and Chaidari (6.2%).
Piraeus and Surrounding Areas
In Piraeus and neighboring areas, the average residential rent, according to RE/MAX Greece, stands at €7.8 per sq. m., compared with €7.5 in 2025—an increase of 4%.
The highest rental prices are found in Pasalimani and Neo Faliro (€10/sq. m.), followed by Piraeus (€9.7) and Kastella, Piraiki and Freattyda (€9.5).
The lowest rents are recorded in Perama (€5.6), Keratsini and Kaminia (€5.8), and Korydallos (€6).
Interestingly, although Korydallos has one of the lowest average rents, it simultaneously recorded the highest annual percentage increase in this group, at 11.1%.
Significant increases were also recorded in Renti (9.5%), Keratsini (9.4%), Chatzikyriakio (7.7%), Drapetsona (5.9%), and Pasalimani (5.3%).
Rents remained stable in Piraeus, Kastella, Perama, Kallipoli, and Freattyda.
Thessaloniki
In the Thessaloniki regional unit, according to RE/MAX Greece, the average residential rent in 2026 is €7.7 per sq. m., compared with €7.4 in 2025, representing an annual increase of 3%.
For another year, the highest average rent is found in homes along the Old Waterfront, where it remains unchanged from 2025 at €14 per sq. m.
Properties in areas within the Municipality of Thessaloniki continue to command the highest rents. In the Historic Center, the average rent is €11.4 per sq. m., followed by:
New Waterfront: €10
Ano Poli: €9.5
Depot: €9
Toumba: €8.8
Faliro: €8.7
40 Ekklisies and Charilaou: €8.4
Triandria: €8.2
The largest annual increases were recorded in 40 Ekklisies (7.7%), Toumba (7.3%), New Waterfront (5.3%), Faliro (4.8%), and the Historic Center (3.6%).
In the northern part of the Thessaloniki urban area, the average rent remained unchanged at €7.4 per sq. m., with Meteora at €7.2 and Sykies at €7.6.
In western Thessaloniki, the average rent rose to €6.1 per sq. m., while the area recorded the highest average annual rental increase across Thessaloniki, at 5.2%.
The highest average rents there are found in Neapoli (€6.8), followed by Evosmos (€6.7), Ampelokipoi (€6.5), Polichni (€6.4), Efkarpia (€6.2), Oraiokastro (€6), Ilioupoli and Stavroupoli (€5.6), and Eleftherio-Kordelio (€5.1).
The largest annual increases in western Thessaloniki were recorded in Polichni (8.5%), Ampelokipoi (8.3%), Stavroupoli (7.7%), Neapoli (6.3%), and Evosmos (4.7%).
In eastern Thessaloniki, the average rent in 2026 is €7.5 per sq. m., compared with €7.2 in 2025, representing an increase of 4.2%.
The highest rents are found in Karabournaki (€9.8), Kalamaria (€8.8), Panorama (€8.5), Pylaia (€8.2), and Thermi (€8).
The lowest are in Epanomi (€4.2), Nea Michaniona (€5), Peraia (€6.8), Byzantio (€7.7), and Kifisia (€7.9).
In terms of annual increases, Thermi recorded the largest rise at 14.3%, followed by Nea Michaniona (8.7%) and Epanomi (5%).
The Rest of Greece
Outside the main urban centers, the average rent stands at €7.8 per sq. m., representing a 4% annual increase.
The highest average rent is recorded in Santorini (€14/sq. m.), followed by Mykonos and Naxos (€12), Paros and Rethymno (€11), and Volos and Chania (€10).
Below €10 per sq. m. are average rents in Heraklion (€8.5), Larissa and Patras (€8), and Nea Moudania (€7.8), among other areas.
At the other end of the scale, the lowest average rents are found in:
Thasos: €4.7/sq. m.
Pyrgos: €5.1
Karditsa: €5.2
Katerini: €5.5
Argos: €5.6
Igoumenitsa: €5.7
Lemnos: €6
Serres and Ioannina: €6.2
Kavala and Drama: €6.5
Alexandroupoli: €6.8
The largest annual rent increases were recorded in Nea Iraklitsa, Kavala (16.7%), Kavala (12.1%), and Drama (10.2%).
The only area in the regions outside the major urban centers to record a decline in rents was Paros, where rents fell by 8.3%.
