The Spanish government has announced a suspension of evictions until 2030 and the automatic renewal of rental agreements in an effort to address the housing crisis affecting the country.

The two measures were announced on X by Health Minister Mónica García Gómez following intensive negotiations within the governing coalition. They will still need to be approved by parliament, where Prime Minister Pedro Sánchez’s government does not hold a majority.

The Health Minister also said that the government aims, as part of these measures, to ban so-called “vulture funds” — aggressive investment funds — from purchasing residential properties.

Spanish demonstrators blame these investment funds, along with short-term rental platforms, for soaring housing prices and the reduction in available housing.

As part of the package, the Spanish government also seeks to impose restrictions on seasonal rentals and room rentals, according to the Health Minister.

The measures are included in the “Maricarmen Decree,” named after an 87-year-old woman who was evicted last Wednesday from the Madrid home where she had lived for 70 years after it was bought by a property company.

The eviction sparked widespread outrage, large protests, and brought the housing crisis back to the forefront as the 2027 parliamentary elections approach.

Since Saturday, hundreds of demonstrators have occupied part of Puerta del Sol, the large square in the heart of Madrid, to denounce housing speculation and demand legislation to protect tenants.

Spain’s main tenants’ union summarized the protesters’ demands by calling for indefinite rental contracts.

“We celebrate this victory of people’s power,” a representative of the tenants’ union said today from Puerta del Sol.
