Starting this afternoon, taxpayers will have the opportunity to make corrections to their ENFIA (Uniform Real Estate Ownership Tax) declarations, as the Independent Authority for Public Revenue (AADE) opens the online platform for initial or amended E9 declarations for 2025. These corrections are crucial for property owners to avoid additional charges before the first installment payment, which is due by March 31, 2025. The tax will be payable in 12 monthly installments.
What You Should Carefully Check on Your Tax Statement
- Property Rights: Ensure that ownership rights (full ownership, bare ownership, usufruct) are correctly declared. If not clearly stated, the property is taxed as if fully owned.
- Unfinished Properties: Check whether the 60% discount has been applied. If missing, it may be due to an outdated E9 declaration.
- Agricultural Land: Verify that its value and tax assessment are not overestimated, even for barren land.
- Agricultural Land with a Building: If a residence exists within agricultural land but is not correctly declared, the tax is multiplied by five.
- Floor of the Property: If the floor level is not declared or incorrectly listed as a rooftop, the highest tax coefficient (sixth floor) is applied.
For maisonettes, the highest floor level should be declared, not the entrance level.
Correction Process in 10 Steps
- Access the MyAADE platform (www.aade.gr) and select the E9/ENFIA Declaration for 2025.
- Choose “Create E9 Declaration” for modifications.
- Add, modify, or delete properties in Table 1 (buildings and plots) and Table 2 (agricultural land).
- Complete all necessary details of the property (area, ownership rights, co-ownership percentages).
- Use the geolocation tool to pinpoint the property.
- Modify only the necessary information that requires correction.
- Enter the electricity supply number.
- Provide details of contracts or wills (if applicable).
- Save changes temporarily after each modification.
- Once all changes are made, review and proceed with “Final Submission.”
