Prices have Collapsed in the expensive suburbs of Athens

Many striking homes remain unsold

There are hundreds of “for sale” posters in many expensive properties, despite the low selling price compared to the past.
The real estate agencies have filled their portfolios with buildings valued at 700 thousand euro and upwards. According to the agencies the trade prices are much lower than the objective price, especially for houses over than 10 years old, while the same is observed in the new ones as well.

Homes that the Inland Revenue values 5 and  6,000 euro per square meter, in our days go under the hammer for 4,000 euro in Athens expensive areas of Ekali, Kastri, Kefalari, Dionysus and the southern suburbs, ie Vouliagmeni, Voula, Glyfada.

The hallmark of the most luxury homes is that they were built around the beginning of the 2000s, have cost a fortune to build and now are for sale in very low prices.
Houses, cottages and villas of 300 sq.m are offered today below 1 million euro, when pre-crisis it would have cost double. Luxury properties costing over 2 million euro are also available however, there are many interested.

Here are a few remarkable “for sale”

“Known businessman with a house of 400 sq.m. in the northern suburbs lost his business and began selling assets. Now he is selling his house for 1.5 million. The offers so far haven’t exceeded the 1 million and the house remains unsold. ”

“In the best part of Ekali, detached four levels house with garden owned by well known family of artists.  original value at 1.9 million, today selling at 850 thousand “.
