ENFIA: Deadline for property insurance discount ends today

Which property owners need to apply to get a 20% discount – Step-by-step guide on how to complete the process by today

The deadline expires today, Friday, for property owners who have insured their properties but have not yet applied to reduce their ENFIA tax bill by up to 20%. In recent days, the tax administration sent notifications to those with an active insurance policy in 2024, informing them of the steps they need to take by February 14, 2025, to secure the discount.

To qualify for the 2025 ENFIA reduction, if all conditions are met, owners must submit their application by February 14, 2025, through the myPROPERTY platform on the myAADE digital portal (myaade.gov.gr). The required steps are:
Applications > Popular Applications > myPROPERTY > ENFIA Reduction for Insured Homes > Enter the Application, using their personal TAXISNET login credentials.

The Process

Out of 1.1 million insured homes, only 250,000 appear to meet the requirements for the ENFIA discount. To secure the tax reduction, property owners must submit an application via the AADE’s myPROPERTY platform.

Specifically, eligible applicants must log in to the myPROPERTY application using their TAXIS credentials, select the Property Identification Number (ATAK) corresponding to their insured home, and link it to the policy number of the respective insurance contract.

If a single property is covered by multiple insurance policies, the process must be repeated for each policy number. Likewise, if the owner has other insured properties, they must repeat the process for each one.

If there are other individuals with ownership rights to the insured property (such as co-owners or usufructuaries), their tax identification numbers (AFM) must be declared so that they are notified through AADE and can submit their own applications using their personal credentials.

Under the new tax scheme, property owners with homes insured against natural disasters (earthquakes, fires, and floods) and with an assessed value of up to €500,000 for the entire year of 2024, will receive a 20% discount on the total amount of both the main and supplementary ENFIA tax. The supplementary tax applies when a property’s assessed value exceeds €400,000 and is increased based on specific coefficients.

For insured properties valued above €500,000, the ENFIA discount remains at 10%.

ENFIA 2025

The 2025 ENFIA will be paid in 12 monthly installments, with the first installment due at the end of March 2025. This year, tax collection will begin earlier than ever, as the ENFIA bill will be uploaded to the taxpayer portal on February 28, 2025, the same day the final installment of the 2024 ENFIA is due.

Despite the earlier issuance of the bill, taxpayers will still be able to pay in 12 installments, an improvement compared to previous years, where payments were split into 11 installments.

Regarding changes in ENFIA for 2025, the tax landscape remains mostly unchanged for the majority of property owners. However, those who acquired real estate by the end of 2024—whether through purchase, parental gift, or donation—are expected to see an increase in their tax bill, due to changes in their total assets. On the other hand, those who sold or transferred properties to their children or grandchildren will likely see a decrease in their ENFIA tax.

Additionally, approximately 1 million taxpayers are expected to benefit from discounts of up to 50% or even full exemption from ENFIA, based on specific income and asset criteria. Property owners whose homes were damaged by natural disasters—such as fires, floods, or earthquakes—will also be eligible for full tax exemption.
