At a time when finding housing in the major cities of Greece feels like “a headache” for citizens, houses in Didymoteicho and the rest of Evros are being sold at bargain prices.
In Didymoteicho, Soufli, and villages in the region, there are numerous “properties, apartments, detached houses, and plots of land with no demand,” real estate agent Alexandros Gerasoudis said on SKAI. Most of the unsold properties are located in the remote villages of northern Evros, according to Gerasoudis.
“There’s no demand in the villages. In each village, there are 10, 20, even 30 houses available at good prices, like €10,000 to €20,000. In many cases, the houses are ready to live in with just minor renovations,” he added.
Detached House for €35,000 and Apartment for €23,000
On the TV program “Where Greece Exists,” a detached house below the castle of Didymoteicho was showcased. With a surface area of 85 sq.m. and a price of €35,000, this specific house is habitable and comes with a 140 sq.m. plot of land.
“There’s no demand in Didymoteicho. In Orestiada, it’s a bit better, but in the villages, there are no buyers at all,” said Gerasoudis. He also mentioned a case of a 100 sq.m. apartment in a village, which is habitable and costs €23,000.
100 sq.m. for €12,000
When asked whether foreign residents, such as Bulgarians, buy houses, Gerasoudis responded positively and referred to a case of a detached house near Ormenio. The house, measuring 100 sq.m., includes a 100 sq.m. storage area and a 450 sq.m. plot of land. It needs minor renovations, like painting, and was sold for €12,000. “Practically for free! With €12,000, you can’t even install windows or get permits,” he commented.
Similar cases exist in villages like Sofiko, Ellinochori, and Mani. “With the new program for young couples, they could come and live here almost for free,” noted Alexandros Gerasoudis.
**“Prices in Athens, Thessaloniki, and even Alexandroupoli have exceeded €3,000 per square meter. Here, the owners extend their hand and say, ‘Give us whatever you can.’ When someone offers you a house, ready to live in, for €10,000 or €20,000… Those who see this should consider it. Instead of living in a dreadful basement in Athens and paying outrageous rent, they’re being given the opportunity to come to beautiful Evros and own a home.
The population here is aging—the youngest person in the villages is 85 years old. We’ll build it up, brick by brick, to revitalize the villages,”** Gerasoudis said, among other things.
