Going forward, property transfer tax declarations related to the creation, amendment, or cancellation of horizontal or vertical property rights—whether inside or outside the Objective Property Value System (ΑΠΑΑ)—can be submitted digitally through myPROPERTY if they involve tax payable.
This digital process aims to streamline transactions for notaries and taxpayers, especially since over 14,000 such declarations were filed manually at tax offices (DOY/KEFOK) last year.
According to a new directive (A.1062/2025) issued by AADE Governor Giorgos Pitsilis, the following declarations can now be submitted digitally:
a) Initial property transfer tax declarations for areas within the Objective Property Value System (ΑΠΑΑ), where:
- They concern the establishment, amendment, or cancellation of horizontal/vertical ownership (with or without buildings),
- They involve real rights transfers, distribution, exchange, or merging of properties, and
- They result in a tax obligation.
b) Initial declarations regarding the creation, amendment, or cancellation of horizontal/vertical ownership (with or without buildings) outside ΑΠΑΑ areas—regardless of tax liability.
**c) Declarations for the cancellation of a planned notarial act concerning the above (establishment, amendment, or cancellation), provided the initial declaration was submitted through the digital “Property Transfer Tax Declaration” system via DOY/KEFOK.
These declarations:
- Must be prepared by a certified notary,
- Are submitted digitally by the liable party or their legal representative via the myPROPERTY application on the myAADE portal (myaade.gov.gr), under:
Applications > Popular Applications > myPROPERTY > Transfers, Inheritances, Parental Gifts, Donations, - Require the use of personal TAXISnet credentials,
- Are processed by the competent Tax Office (DOY/KEFOK).
