2026 a year of rising prices for Greece’s “Airbnb” market: how occupancy and rates moved over the first nine months

Short-term rentals in Greece saw nationwide occupancy hold steady at 34.8% over the first nine months of 2026, while the average nightly rate rose 7.9% to €121.5, according to hosthub's analysis of more than 17,000 properties

Hosthub has compiled statistics and trends for short-term rentals in Greece for January to September 2026, compared with the same period in 2025

2026 is shaping up as a year of rising prices for Greece’s short-term rental market, with increases recorded in both the average nightly rate and the revenue per available property.

Over the first nine months of the year, occupancy held almost steady nationwide at 34.8%, up 0.8%, while the average price per night rose 7.9% to €121.5 and revenue per available night climbed 8.7% to just over €42.

The figures come from hosthub, a company that helps owners and managers of short-term rental properties list their units across multiple platforms (Airbnb, Booking.com, Vrbo, Expedia and others). Its analysis covers January to September 2026 against the same period of 2025, and draws on a large sample of more than 17,000 properties nationwide.

The company examined occupancy, prices and revenue across the country’s main destinations, based on bookings made up to 25 September 2026 and compared with the same date in 2025. As it notes, the January to September period is a key indicator of booking performance in short-term rentals, since it covers both the low and high seasons.

Across Greece as a whole, occupancy is almost unchanged, while the average nightly rate rises 7.9% to more than €121, lifting revenue. The picture is the reverse of last year: in 2025, growth came from occupancy while prices fell, whereas 2026 is the year of price. Demand is holding steady and managers are achieving higher rates, chiefly at the June to August peak.

Athens city centre and the south

After a very strong 2025, central Athens is entering a phase of maturity. Occupancy dips slightly to 44.7% (down 2.7%), while the average rate rises 4.3% to €97. Revenue per night edges up by just 1.5%, the smallest increase of any area.

“In a market that already has a high density of properties, growth now comes from pricing and product differentiation rather than volume. Even so, together with Thessaloniki, it remains the market with the highest occupancy all year round,” the analysis notes.

The big surprise of 2026 comes in the southern suburbs. After stabilising in 2025, the Athens Riviera returns strongly, with rises in both occupancy (43.3%, up 12%) and average rate (€107, up 9.6%).

Revenue per night grows by 22.7%, the biggest increase in the country. The Riviera is gaining ground as an alternative to the centre for visitors who want sea and city in the same trip, with a considerably longer season than the island destinations.

Thessaloniki

In the country’s second city, last year’s picture has reversed: in 2025 occupancy fell while prices rose, whereas this year both are climbing. Occupancy reaches 46.7% (up 7.3%) and the average rate €65 (up 5.1%), while revenue per night rises by 12.8%.

Thessaloniki “remains the most affordable market in the country, with the least seasonality, which makes it a particularly steady choice for investment in short-term rentals”, the analysis states.

Crete, the Cyclades and the Ionian

Crete continues the same pattern as last year: steady occupancy (30.5%, up 0.8%) and an average rate up 7.8% to €145, while revenue per night grows by 8.7%. “Growth comes almost entirely from price, a sign that managers are making the most of peak demand without sacrificing occupancy.”

Hosthub’s figures for the Cyclades point to a strong recovery after a difficult 2025, when seismic activity on Santorini had dented visitor confidence.

Occupancy rises to 23.08% (up 11.5%) and the average rate to €268 (up 6.1%), while revenue per night increases by 18.2%. The Cyclades remain the most seasonal market, with demand concentrated between June and September, but they also record the highest revenue per available night in the country.

Likewise, the Ionian islands continue their upward run for a second consecutive year. Occupancy reaches 28.3% (up 4.6%) and the average rate €205, up 6.9%. With revenue per night up 11.8%, the Ionian strikes a balance between demand and price and remains one of the country’s most dynamic destinations.
